A simple solution would have been to make The Walk a WALKING area for pedestrians only... kind of logical unless you change the name to The Drive. By making the main beach road a pedestrian-only area, cars would come to the round-abouts &amp; turn back after dropping or picking up passengers. Of course, the mall has killed that idea &amp; now I expect the traffic to get much worse as people try to get into &amp; out of the new 1,200 spaces !! Good to be a tenant because with the mall &amp; traffic problems, owners are bound to suffer a drop in property values in the long run. DPG rented and sold some of the spots. In smaller developments and conversions that might not at first glance seem to support these facilities, it is possible to offer residents a ‘virtual concierge’ service’.<br />Apartment owners simply dial a number and get the services brought to them, be it taxi reservations or dry cleaning. An addition to this is an off-site ‘Lifestyle Manager’ — who can put social itineraries together and has access to tickets for sold out events and preferential rates on a range of services and experiences.<br />The fact is a good residential management company is crucial. Some high-rise dwellers are considering checking into hotels, even moving out.<br />Residents of Rimal 2 claimed their misery started last weekend when water from an overhead tank gushed down the shafts of the building’s three elevators. A JBR spokesperson confirmed a water leak affected lifts within Rimal 2 on March 2. “<span style="text-decoration: underline">The source of the water leak was addressed immediately by Taziz</span>, the appointed community manager for JBR,” the spokesperson said. <span style="color: #BF0000">(appointed by their masters DPG, not by owners)</span><br /> <br />She said: “Of the three lifts, one lift remained operational at all times. The second lift was restored to normal operating conditions within a few days of the leak. The third lift is currently under repair and is expected to be operational shortly. All repairs are addressed through the building insurer and facilitated by Taziz.”<br />A visitor to a 34th floor flat said she waited 40 minutes before she could get into an elevator on Monday evening.<br /><br />Residents said more than the wait time during such temporary shutdowns, they were concerned about the long-term safety of the elevators and the health hazards they face while climbing the stairs. “I am petrified to take the elevators,” said Catherine Andrews, who uses the stairs all the way up to her 23rd floor apartment.<br />Alleging that the flooding has occurred three to four times in over a year, she said she is moving out of the tower this week.<br />The last time there was water-logging, she said she put up a 76-year-old family member in a hotel as he couldn’t take the stairs. “Someone can potentially die — either due to a heart attack climbing stairs or the dangers of flooding in the lifts.”<br />“Water and electricity just don’t go together,” said a 10th floor tenant, who is also considering moving out. “This has happened twice in the last six months and I don’t feel safe taking the elevators.” She said she hadn’t ventured out too often in the last few days and had put off buying groceries for fear of carrying them up the stairs.<br />“The few trips I’ve made up and down have already taken a toll on my hips.”<br />A tenant on the 28th floor said: “It’s awful. This is not the first time it’s happening. I have been here for three years and there have been instances when I’ve stayed in a hotel. I have decided not to renew my lease in June.”<br />The Dubai Properties Group spokesperson said: “The cause of flooding is being investigated. An extensive communication and education programme has been undertaken over the past 18 months, which educates residents on the importance of maintenance, recommendations on what to do inside an apartment and the necessity of contents and third party insurance within an apartment.”<br />“Regular preventive maintenance should be conducted by residents within individual apartments and insurance maintained. If there is an unfortunate incident of this nature, there is a clear reactive strategy to ensure minimal inconvenience to the residents and that full operational service is restored as quickly as possible,” she said. <span style="color: #BF0000">(these Taziz have always a joke; the reason for the flooding is the bad maintenance and bad quality material DPG used.
