JBR is after all a Residential area to begin with & very little is said of the VERY NOISY traffic into the wee hours of the morning... constant honking & revving of engines is for me the biggest turn-off, followed by the pollution & destroying the beachfront. The complaints of restaurant owners pale in comparison to those of the residents. A simple solution would have been to make The Walk a WALKING area for pedestrians only... kind of logical unless you change the name to The Drive. By making the main beach road a pedestrian-only area, cars would come to the round-abouts & turn back after dropping or picking up passengers. Of course, the mall has killed that idea & now I expect the traffic to get much worse as people try to get into & out of the new 1,200 spaces !! Good to be a tenant because with the mall & traffic problems, owners are bound to suffer a drop in property values in the long run. Sadly, somebody's making a killing at the resident's expense, be it parking fees, mall rents & royalties, rising food prices, or otherwise.

Restaurants owners, who have seen their beachfront view replaced by construction and traffic jams, said customers were unhappy and many stayed away.
"Most customers do not like to come to JBR now," said Mohammed Selim Mohammed, manager of El Chico Mexican restaurant.
"They tell us they can't come again because they have to pay for parking. A family with children will not come here to spend just an hour. We are losing people."
He believes one solution is to allow customers free parking.
"Restaurants could be allowed to stamp tickets so they don't have to pay for parking," said Mr Mohammed, adding he was anxious about dwindling numbers
The manager of a nearby Indian restaurant said customers numbers had fallen but he could not specify by how much.
"Our restaurant is far from the paid parking so people end up going to eat out closer," he said. "There has been a drastic fall in our numbers."
A former frequent visitor to the area, Janhar Ramakrishnan, admitted he had been put off going.
"It took me more than an hour to get out of the parking area on a Thursday evening," he said. "It is not the same as before. The purpose of developing such a place has been lost. It has become very chaotic. We don't go as often any more."
People living in JBR said they had been affected, especially on weekend evenings when the roads were heavily congested.
"It is a real nightmare for people who want to visit us," said one local, Priscilla Browne. "Our friends do not want visit us on the weekends. The traffic is constant at certain times. It starts on Wednesdays and only ends on Saturdays."
Dubai Properties has promised the situation will improve.
"There are development works taking place in JBR which will result in 1,200 underground car-parking spaces," a spokesman said. "Once the development is complete there will be far greater availability of parking.
"The Walk is very popular, particularly on weekends, and we encourage visitors to utilise public transport, including the Dubai Metro, which has stations at Dubai Marina and Jumeirah Lakes Towers.
"We work very closely with authorities to regulate the flow of traffic, especially at peak times."
Despite all of the problems with traffic and development, not everyone is deterred.
"There are inconveniences but Dubai is booming," said Neeta Kumari, who is considering moving to JBR.
"I love this place and I will continue to come, no matter what."

Dubai: Water-logged elevators have thrown life out of gear in an upscale 40-storey tower at the Jumeirah Beach Residence.
For the past week residents have been forced to use the stairs. Some high-rise dwellers are considering checking into hotels, even moving out.
Residents of Rimal 2 claimed their misery started last weekend when water from an overhead tank gushed down the shafts of the building’s three elevators. A JBR spokesperson confirmed a water leak affected lifts within Rimal 2 on March 2. “The source of the water leak was addressed immediately by Taziz, the appointed community manager for JBR,” the spokesperson said. (appointed by their masters DPG, not by owners)

She said: “Of the three lifts, one lift remained operational at all times. The second lift was restored to normal operating conditions within a few days of the leak. The third lift is currently under repair and is expected to be operational shortly. All repairs are addressed through the building insurer and facilitated by Taziz.”
A visitor to a 34th floor flat said she waited 40 minutes before she could get into an elevator on Monday evening.

Residents said more than the wait time during such temporary shutdowns, they were concerned about the long-term safety of the elevators and the health hazards they face while climbing the stairs. “I am petrified to take the elevators,” said Catherine Andrews, who uses the stairs all the way up to her 23rd floor apartment.
Alleging that the flooding has occurred three to four times in over a year, she said she is moving out of the tower this week.
The last time there was water-logging, she said she put up a 76-year-old family member in a hotel as he couldn’t take the stairs. “Someone can potentially die — either due to a heart attack climbing stairs or the dangers of flooding in the lifts.”
“Water and electricity just don’t go together,” said a 10th floor tenant, who is also considering moving out. “This has happened twice in the last six months and I don’t feel safe taking the elevators.” She said she hadn’t ventured out too often in the last few days and had put off buying groceries for fear of carrying them up the stairs.
“The few trips I’ve made up and down have already taken a toll on my hips.”
A tenant on the 28th floor said: “It’s awful. This is not the first time it’s happening. I have been here for three years and there have been instances when I’ve stayed in a hotel. I have decided not to renew my lease in June.”
The Dubai Properties Group spokesperson said: “The cause of flooding is being investigated. An extensive communication and education programme has been undertaken over the past 18 months, which educates residents on the importance of maintenance, recommendations on what to do inside an apartment and the necessity of contents and third party insurance within an apartment.”
“Regular preventive maintenance should be conducted by residents within individual apartments and insurance maintained. If there is an unfortunate incident of this nature, there is a clear reactive strategy to ensure minimal inconvenience to the residents and that full operational service is restored as quickly as possible,” she said. (these Taziz have always a joke; the reason for the flooding is the bad maintenance and bad quality material DPG used. This is the reason owners don't trust them and want to take control over what can keep them safe)
